How The Inspection Process Works

Gathering Background Info: Once you contact me I'll start by getting you scheduled, and then ask for specific details about the home to be inspected such as what year it was built, how big is the home, are you listing or buying, are there any specific concerns you have about the house, problem areas to focus on, etc.


Prior to Inspection: I will provide you with a pre-inspection agreement contract that outlines the scope of the inspection (what is/is not included), the final price for the inspection, and I can clarify any questions you have about the process before we start.


Day of Inspection: 

  • If you are buying, I encourage you to join me on-site during the inspection (if possible), and I can provide a verbal narrative as we tour the home (in addition to a written report, if desired). 


  • If you are selling, we'll meet on-site (or meet with your representation) and discuss any details of the home that you might be concerned about, and I'll also ask about priorities related to maintenance and/or prior repairs.

The Home Inspection in Detail

A Home Inspection is not technically exhaustive (see WAC Chapter 308-408C). It is a non-invasive, visual inspection of readily accessible systems and components of a home. Examples of these systems include: Structural components (foundation, roof, attic, walls, etc); Exterior components (windows, doors, siding, trim); Plumbing systems; Electrical Systems; Heating, ventilation, AC (HVAC) systems; Interior components (walls, ceiling, floors, etc).

Reporting

Once the on-site inspection has been completed, I provide reporting based on client preference:

  • Written Report: includes a detailed, written summary of issues with pictures and annotations to highlight areas of concern throughout a home.
  • Verbal Report: includes a guided walk-through (tour) of a home with the inspector that provides real-time feedback on systems and components encountered throughout the space. A verbal report does NOT include any pictures or written summary.

Follow-up and Communication

Once a report has been delivered I'll contact you directly to ensure you can ask any questions once you've reviewed the entire report.
